The earliest visions of Maglian were deeply rooted in sustainability and a profound sense of responsibility toward our guests, employees, partners, nature, and the local community. We have steadily turned these visions into practice, and we continue to develop and implement them today, despite the numerous obstacles we encounter along the way.

When planning and constructing the complex, our starting point was architectural integration into nature. We refused to disrupt the landscape; instead, we chose to adapt to it. To build our three structures, we cut down only 4 trees instead of the 50 that a standard construction firm would have immediately cleared. For them, the priority is cutting costs and maximizing speed. For us, the priority is ecological harmony and fostering a genuine sense of belonging to the natural world. To this day, the universal first impression of every single guest is: "How did you manage to save the forest? I have never seen anything like this."
The complex is positioned at the very edge of the development zone, just far enough from the main street to maintain a subtle connection to the urban area, while remaining fully integrated into a mixed forest of birch, beech, and pine. Looked at from another perspective, we are directly adjacent to a Category II protected nature reserve—a pristine peatland. This opens us up completely to nature, restoring a sense of connection and communication that modern humanity has nearly lost, yet consciously or subconsciously deeply craves. We enable our guests to feel whole again—an opportunity they rarely find in the cities where they live. The vistas, the positioning on the plot, the integration into the landscape, the building heights, the facades, terraces, materials, roofing, and the layout of indoor and outdoor spaces all give Maglian its unique signature of unity with nature.
However, our location also carries a massive responsibility—we are a direct potential source of pollution and a threat to this delicate piece of protected nature. Being deeply aware of this reality presents a significant challenge as we grow within an environment that does not always recognize the seriousness of ecological conservation.
Biophilic Architectural Design: Art Meets Nature
This leads directly to another distinctive feature of Maglian: Biophilic Architectural Design. Our complex is among a select few globally designed in strict accordance with principles that ensure the indoor user experience mirrors the restorative feeling of being outdoors. The core inspiration for this concept came from the Art & Nature philosophy of Đorđe Stanojević—a globally recognized Serbian artist whose work has been exhibited everywhere from the National Museum of China in Beijing to fancy art galleries on Manhattan.
At the time of our inception, it was incredibly difficult to find an architect who understood Biophilic design, so we all learned and worked together simultaneously. Seven different architects contributed to the development of Maglian, each leaving their own unique mark.
The moment our guests step inside, they experience a gentle wave of comfort, relaxation, and peace—the result of a subtle series of stimulations based on bringing the positive energy of nature indoors. Through natural materials, textures, colors, optimized daylight, ventilation, and spatial flow, every element is meticulously designed to seamlessly create the sensation of being in a forest—the place where humanity originated and to which we are elementally bound. We first realized the concept truly worked when a woman specializing in bioenergy visited Maglian. Her impression was striking and explosive. Though we never caught her name, her reaction became a lasting legend and a powerful confirmation of our vision.
Energy Efficiency: Passive Principles and Technical Precision
We utilized passive building principles to minimize the energy footprint required to run our hospitality operations. Most of our rooms face the forest, allowing us to leverage the natural summer shade of the birch trees as a shield against the sun. Conversely, in the winter, when the sun sits low and the branches are bare, we capture every ray of sunlight to naturally warm the interiors. We proudly share that our guest rooms are not air-conditioned; during the summer, indoor temperatures remain perfectly comfortable and self-regulate naturally. We might experience true, hot summer days only for a brief period, and we embrace it in an old-fashioned, beautiful, and almost forgotten way.
On the technical side, we have taken exhaustive measures to minimize thermal loss from space heating. The buildings are constructed using 25cm thermal blocks layered with a Demit facade system, bringing the total wall thickness to over 40cm. The exterior joinery and windows were carefully selected to meet our rigorous standards for thermal insulation. We selected the 8-chamber Schüco LivIng 82 PVC profile with triple-pane glazing, which provides exceptional thermal protection. The glass is additionally treated with a specialized microscopic coating that allows visible light frequencies to enter while trapping heat energy within the building. Furthermore, the windows were installed using the highly demanding RAL installation standard, a practice almost entirely ignored in Serbia. Every single detail was meticulously planned and executed.
For our common areas, we chose a ventilation system that is compact, easy to maintain, and exceptionally efficient: Prana decentralized heat recuperators. Fresh incoming air is pre-heated by the stale, warm air being extracted from the building, ensuring a continuous heat exchange with minimal energy loss.
Underfloor heating is installed throughout all spaces. Heating in the common areas is centralized, powered by an eco-pellet boiler that also supplies hot water for the kitchen and the Zen Zone. The apartments utilize independent electric underfloor systems. Crucially, the thermostat network is fully integrated with a Smart Home system; the moment a guest opens an exterior window or door, the heating automatically shuts off, preventing irresponsible energy waste. Underfloor heating is extraordinary because it delivers a premium, cozy guest experience with minimal energy consumption.
The Future Pipeline and Operational Hard Truths
While we are proud of our space-heating efficiency, we are actively working to optimize water consumption, reduce noise pollution, eliminate single-use packaging, and minimize paper and chemical usage across our maintenance operations. We hope to maintain the strength needed to implement the series of additional systems we have planned for this segment.
Our upcoming pipeline includes integrating solar thermal collectors for water heating to achieve maximum efficiency during sunny days. Furthermore, in the next phase of development, we plan to install a 50KW solar power plant to fully harness renewable energy sources. We also utilize a small heat pump to heat our outdoor pool, which delivers up to 4.5 times more energy than it consumes.
We intentionally chose not to build an indoor pool due to the massive ecological inefficiency of maintaining it. However, this choice currently creates a significant competitive challenge for us in the commercial market. The hard truth is that many guests simply do not care about the negative impact on nature; they just want to unwind and forget their problems.
This brings us to our greatest operational challenge: the constant conflict between a beautiful, desirable lie and a painful, unacceptable truth. Every single day, we insist on educating our employees and guests about the vital importance of balance—of active, positive impact. We strive to make this education subtle, digestible, and occasionally humorous. And sometimes, we succeed.
Regrettably, people unconsciously and imperceptibly do a multitude of small things every day that negatively degrade our environment, accumulating a massive adverse impact on our lives and surroundings. We have stepped into the challenging, often thankless role of reminding them that the present moment is critical. Environmental balance and survival are only achievable if we intentionally begin doing an equal number of good, positive things for the planet daily. These actions may seem small and imperceptible at first, but they are fundamentally decisive. And sometimes, we fall short.
Social Sustainability: Building Our Tribe
Our social responsibility component is primarily tied to the sustainable development of our local community. Life on a mountain is difficult, and you never have everything you need—unlike city life, where everything is accessible and individuals can manage entirely on their own, needing no one. We firmly believe that the only way to survive and thrive is by building a stable, resilient community based on trust, mutual respect, and mutual support.
We actively participate in regional initiatives and invest maximum effort to retain youth in the area, generate new jobs, support rural family households that preserve authentic cultural traditions, develop essential infrastructure, protect local heritage, and build bridges to other communities, nations, and cultures. To date, Maglian has welcomed guests from 89 countries worldwide. This global exchange unlocks a massive capacity for ongoing progress and human development.
The professionalism we practice has successfully launched us onto the highly competitive global stage of corporate event organization. Playing in this "Champions League" allows us to learn and evolve every day as an organization and a collective. The continuous validation we receive daily from our international agency partners and satisfied guests from all over the world is the fuel (from a renewable source) that powers our operations and forms the foundation of our future.
Last but certainly not least are our people, who, through their energy and dedication, turn Maglian into a magical place of positive energy. Standard economic margins do not always allow us to develop as rapidly as we would like in this area, so our employee care is deeply focused on maintaining a healthy working atmosphere and showing sincere care and support for the personal and professional development of every team member. We deeply wish for more financial room to expand this segment further.
Choosing the Hard Road
When all is said and done, the path we have chosen is thorn-lined and full of steep climbs. We have somehow grown used to it, fueled by the firm belief that quality and uncompromising professionalism are infinitely more important than easy economic compromises.
